Why a flat roof is a different trade

Below about a 2:12 pitch, water does not run off — it lies. Lapped coverings like shingles depend on gravity moving water over each seam before it can find a way in, and at low slope gravity stops helping. Membranes solve it differently: one continuous sheet, seams joined so the joint is as strong as the field. A whole flat roof averages $8,000 and spans $4,000 to $21,000, or $4–$14 a square foot, with labour alone at $3–$7. The seam is the whole argument

TPO and PVC are thermoplastics: a hot-air welder fuses two sheets into one. EPDM is a cured rubber, so its seams are made with tape or adhesive — a chemical bond rather than a fusion. A welded seam does not creep, does not depend on surface prep the way an adhered one does, and can be re-welded years later. That single difference is why TPO has taken most of the low-slope market despite EPDM’s longer track record.

Where EPDM is still the answer

Small residential jobs where mobilising a welder is disproportionate. Cold-climate roofs where black EPDM’s heat absorption is a feature, not a defect. And any roof a general contractor is fitting without a membrane crew — EPDM is far more forgiving of a first-timer than a heat gun is. Modified bitumen keeps a place for the same reason: it is the cheapest way to make a small porch roof watertight.

Buying checklist

  • Confirm the membrane thickness in mils — 45, 60 and 80 are different roofs.
  • Ask how the roof drains and where the low point is; ponding voids most warranties.
  • Confirm insulation and cover board are quoted, not just the membrane.
  • Ask whether seams are welded or adhered, and who probes them after install.
  • Check the flashing detail at every parapet, curb and penetration.
