Roofing estimate template

A one-page price is not an estimate — it is a number with nothing behind it. This sheet prices the roof the way a takeoff is built: squares for the covering, linear feet for the edges, each for the penetrations, and a named contingency for the deck nobody has seen yet. Why every line carries its own unit

Shingles are bought by the square, drip edge and ridge cap by the linear foot, boots and vents by the piece. An estimate that lumps all of it into one lump sum cannot be checked — by you or by the customer. When a homeowner asks what the ridge vent costs, the answer is on line nine. That is the difference between a bid that gets negotiated and a bid that gets signed.

The contingency is the honest line

Nobody knows the deck condition until the covering is off. Naming a percentage — five is typical — and stating the per-sheet rate for anything beyond it converts the worst conversation on the job into a line the customer already agreed to. Sheathing costs are on the deck replacement guide.

Tear-off is its own line, always

Tear-off runs $50 per square for a clean single layer and up to $150 where there are two or three layers or the old covering is heavy. Folding it into the shingle rate hides the one variable a second layer changes.

Where labour actually sits

Labour is 4060% of an installed roof price, and on this sheet it is baked into each installed rate rather than broken out. That is deliberate: quoting an installed rate per square is how the trade prices, and separating labour invites line-item haggling on the one thing that cannot be reduced safely. From estimate to contract

An estimate is not a contract. Move the accepted scope into the contract template, which adds the payment schedule, the change-order rule and the warranty terms, and invoice against it with the invoice template.
