What slate costs, by type

A slate roof averages $40,000 and spans $20,000 to $60,000 — $9 to $30 a square foot installed. Three products share the name and they are not close in price or in life.

For scale: the same roof in architectural asphalt runs $4.00 to $8.00 a square foot. Slate is a generational purchase, not a re-roof.

The weight question

Natural slate weighs 1,000 to 2,000 pounds per hundred square feet — many times an asphalt roof. A house framed for shingles usually cannot take it without structural work, and reinforcement runs $1,000 to $10,000 depending on what the engineer finds. Why the labour half is unavoidable

Labour is 40 to 60% of a slate roof, on a base well above an asphalt roof’s. Each slate is drilled or punched, hung on a nail that must be set to the right depth — too tight and the slate cracks, too loose and it rattles — and every course is laid to a chalk line that cannot drift. Cutting is done with a slate cutter, one piece at a time. There is no nail gun in this trade.

Where synthetic pays and where it does not

Synthetic slate costs well under natural, weighs a fraction, needs no structural work, and cuts with a knife. Against that, its life is about 50 years rather than a century, and the colour is a manufactured colour that will not weather the way stone does. On a house that never had slate, synthetic is usually the honest answer. On a historic roof where the original slate is the point, it is not.
